«GENERAL RULES»
- Check-In and Check-Out Please follow listing advertised hours. We are happy to accommodate early check-in or late check-out requests at a fee when possible and based on our cleaning schedules. Please let us know in advance for higher chances to get approved.
- Pets are welcome at a $50 fee per pet, per stay. Dogs over 50lb or breeds considered dangerous as per state laws are not allowed.
- Amenities: Refer to the “guest access” section on this listing. There you will find the policies and rules on using available amenities. (i.e. pool, fitness center and others, if available in the complex/building).
- Parties are not allowed. For other types of Events or Gatherings you will need authorization. Extra cleaning fees may apply.
- Occupancy limited to the "Number of Guests" displayed in our listing.
- Visitors must notified to host previous access. A visitor is any extra guest accessing the property beyond the number of guests booked.
- Smoking/Vaping is not allowed in our properties or inside the buildings.
- Drug use is not allowed on the premises.
- Please be respectful of other tenants while in the common areas and shared spaces.
- Quiet Times begins at 10pm on weekdays and 11pm on weekends (Fri/Sat).
- Monitoring of the unit is for both yours and our safety. We may use decibel-sensors, ring doorbells and smart sensors to detect tobacco and/or marijuana.
- Maintenance issues are handled as soon as we can. Please understand for most general issues we need to rely on the property management maintenance. Their times may be different to ours, so we appreciate your patience. For emergencies we will work on a scenario basis to get it resolved.
- Some amenities may be unavailable without previous or short notice. (i.e. such as elevators going out of service or pool maintenance.) We will let you know as soon as we are advised of any scheduled or unscheduled situation.
- Communication must be direct with us (hosts). We have an agreement with the complexes where we operate on this matter. Use the ******** platform or our published phone numbers.
«VIOLATIONS OF HOUSE RULES»
- House rule violations are grounds for immediate termination of the reservation without refund.
- We assess the cost of losing the next guest's reservation if this is the result of a house rule violation.
«EXTRA CHARGES»
- Unauthorized overstay: $50 for each unauthorized 30min. There is a grace period of 15min. if you are running a bit behind.
- Parties: $500 cleaning fee + unauthorized visitors fee
- Unauthorized visitors/events/gatherings: will charge a $35 fee per day, per person. To avoid this, please let us know if you will receive visitors. For authorized events/gatherings we may need to assess an extra cleaning on a per scenario basis.
- Smoking/Vaping: $500 cleaning/odor removal fee.
- Excessive Dirt: When we find the property in poor conditions. If extra cleaning efforts required, a $75 fee
- Keys/Fobs not returned or damaged: $100 replacement fee.
- Neighbors/Management complaints: Will result in a $150 fee
