Built in 1918 and reimagined as a modern resort, Worth the Wait Ranch is Arizona history done differently. Set on 1.3 acres in a convenient North Phoenix location near golf, dining, and major freeways, The Manor features expansive interiors, a massive private backyard, indoor pickleball & basketball, a resort-style pool, mini golf, fire pit, billiards, and space to gather—or disappear. Designed by a nationally recognized designer and intentionally overbuilt for unforgettable stays.
This listing is for The Manor (main house). When you book The Manor, all outdoor areas—including the pool, lawn, and resort amenities—are exclusively yours for the duration of your stay.

The property includes additional accommodations that are managed separately, but they are not occupied during Manor reservations and do not share access to any indoor or outdoor spaces. The Manor functions as a fully private, standalone retreat.

Bedrooms 1 & 2 – Dual Suite
Two separate king bedrooms within one private suite, connected by a shared living room and bathroom—ideal for couples or families who want separation without distance.

• Open-concept layout (toilet room has a door; shower has a privacy screen)
• Private outdoor tub and shower
• Secondary room includes its own sink, vanity, closet, and full bookshelf

• Bed: Queen bed with Twin XL bunk above
• Bathroom: En suite bathroom (private)

Bedroom 4
• Bed: Queen bed with Twin XL bunk above
• Bathroom: Jack & Jill bathroom shared with the Flex Room
• Features: Includes a changing table
• Bathroom Details: Tub/shower combo — great for families with young kids

Flex Room
• A large, versatile space that can function as a bedroom, secondary living room, or workout area
• Bed: Queen bed with Twin XL bunk above
• Bathroom: Jack & Jill bathroom shared with Bedroom 4
• Amenities: Lounge seating, 75” TV, Peloton Tread, Peloton Bike, 8×10 exercise mat, and more
• Opens directly to the kitchen

Bedroom 6 – Mother-in-Law Suite
Private suite with king bed, bathroom (with bidet), dining table, TV, kitchenette, and a separate entrance through the garage.

Additional Sleeping
Three air mattresses with bedding are available.

Living, Dining & Gathering
• Main living room with oversized built-in leather sectional and 85” TV
• Separate family room with large sectional, ping-pong table, and floor-to-ceiling windows
• 13-foot dining table seating 14, positioned in front of a wall of glass that opens to the outdoors
• Secondary kitchen table seating 4

Outdoor Spaces (Fully Private for Manor Guests)

The outdoor areas are divided into two connected but distinct zones—separated by a block wall and private gate—and are fully private and exclusively yours during your stay.

Private Lawn & Yard
A large, grass-forward space perfect for cornhole, bocce, yard games, or simply spreading out.

Private Pool & Resort Area
Beyond the lawn is a second outdoor zone featuring:
• Resort-style pool
• Miniature golf course
• Fire pit
• Outdoor living room & dining
• Outdoor billiards table

All outdoor areas are illuminated with café lighting and designed for both daytime use and evening gatherings.

Outdoor Kitchen & Grills
Includes a 36” charcoal grill, beverage fridge, sink, and a 6-foot dining table.
Two propane grills are available on the property. Propane tanks are provided, but levels are not guaranteed and may require refilling.

Indoor Recreation Garage

The finished garage features 24-foot ceilings, string lighting, and flexible open space designed for recreation, workouts, or events.
Amenities include:
• Pickleball net (non-regulation court)
• Indoor basketball hoop
• Open workout and game space

No parking in the garage without prior approval.

Safety, Monitoring & Housekeeping

For safety and neighborhood compliance, the property is equipped with exterior cameras and privacy-safe noise and occupancy sensors. These devices do not record audio.

Add-On Accommodations (Optional Upgrade)

In addition to The Manor, Worth the Wait Ranch includes two separate, fully self-contained casitas that may be added to your reservation for larger groups or additional privacy, subject to availability.

These accommodations are not included by default, but may be reserved together with The Manor to significantly expand sleeping capacity.

Casita One – 3 Bed / 3 Bath
• Three private bedrooms
• Three full bathrooms
• Full kitchen and living space

Casita Two – 4 Bed / 2 Bath
• Four private bedrooms
• Two full bathrooms
• Full kitchen and living space

Both casitas:
• Are separate structures from the main house
• Include full kitchens and living areas
• Are sustainably built from custom shipping containers
• Are ideal for extended family, multiple households, or staff/vendors

When added to a Manor reservation, the full property can accommodate very large groups while maintaining separation and comfort.

If you’re interested in adding one or both casitas to your stay, please inquire prior to booking.

After booking, guests are asked to review and acknowledge a short-form rental agreement. This document restates house rules, liability terms, and local compliance requirements and is standard for large, amenity-heavy homes.

Guests have full, private access to The Manor, including all indoor living spaces, the backyard, pool, garage amenities, and designated parking areas.

All exterior doors and gates are code-accessed. Check-in is self-guided with access details provided prior to arrival.
Worth the Wait Ranch is located in Robinhood Acres, a quiet residential neighborhood in North Phoenix. The area is peaceful and established, yet extremely convenient.

You’re just one minute from the SR-51, making it easy to reach anywhere in the Valley. A large neighborhood park is right around the corner, and there are plenty of restaurants, coffee shops, and essentials nearby.

Waymo autonomous rides are available for pickup and drop-off in this area. Coverage is limited to Waymo’s service zones, but for guests familiar with Waymo, it can be a fun and convenient way to get around for select trips.
North Phoenix is one of the most central locations in the city. You’re approximately:
• 20 minutes to Sky Harbor Airport
• 20 minutes to Old Town Scottsdale
• 15 minutes to Downtown Phoenix
• 20 minutes to ASU
• 10 minutes to Desert Ridge Marketplace

Outdoor lovers can reach Camelback Mountain or Piestewa Peak in under 15 minutes. Family-friendly attractions like the Phoenix Zoo and Desert Botanical Garden are about 20 minutes away.

Rideshare services are readily available, and having a car makes getting around effortless.

With quick access to the SR-51 and equal drive times to Scottsdale, Downtown Phoenix, the airport, and major attractions, many guests find this to be one of the most centrally located home bases in the city.
