The Two Casitas

Casita 1 includes:

Loft Access and Temperature

Each casita has an upstairs loft reached by stairs or a ladder. Guests using the lofts must be comfortable climbing them.

The air conditioning is located in each casita's downstairs main room. The lofts use fans and may be warmer than the downstairs rooms. Adults traveling with children should confirm that this arrangement works for their family.

Bathroom and Hot-Water Information

Each casita has its own private bathroom.

The private bathrooms in Casitas 1 and 2 do not have hot water. Registered guests may use the shared main-floor bathroom in the Main Beach House, which has a hot-water shower.

Private and Shared Areas

Casitas 1 and 2, their private bathrooms, and their private mini fridges are reserved exclusively for your registered group.

This reservation does not include Casita 3, Dormitorio Principal, or exclusive use of the entire property. Other registered guests may occupy those units.

The swimming pool, main-house kitchen, full-size refrigerator, barbecue area, hammocks, beach loungers, parking area, direct beach access, and other outdoor common spaces may be shared with guests staying in other units.

Only an Entire Property reservation guarantees exclusive use of the swimming pool, common spaces, and full property.

The Property

Shared Beachfront Pool

Relax beside the pool just steps from the Pacific Ocean. The pool may be shared with registered guests staying in other units.

Equipped Main Kitchen

Guests may use the shared main-house kitchen, including a 6-burner stove, full-size refrigerator, cookware, dishes, dining area, and barbecue.

Two Private Mini Fridges

Casita 1 and Casita 2 each include a private mini fridge for drinks, snacks, and small food items.

Filtered Drinking Water

A 6-stage reverse-osmosis system provides filtered drinking water from the main kitchen tap.

High-Speed Wi-Fi

Wi-Fi is available throughout the property and is suitable for staying connected, remote work, and streaming. Actual performance may vary with network and weather conditions.

Cable TV

Both casitas include Cable TV. We do not provide or ******** a host-supplied Netflix, Roku, or other streaming-account login.

Free Parking

Free shared parking is available inside the gated property. The property has space for up to 3 vehicles total. Please confirm your vehicle count before arrival.

Fully Paved Road Access

The roads from Managua to The Beach House are fully paved and well maintained, making the property easier to reach than many other beach destinations in Nicaragua.

Gated Property and On-Site Support

The property is enclosed and gated. Yerlin, our on-site property caretaker, lives in private quarters on the property and assists with guest arrivals and property-related needs.

Security Cameras

Security cameras monitor shared outdoor common areas for property and guest protection. There are no cameras inside private casitas, bedrooms, bathrooms, or other private indoor areas.

Local Character

Playa Pochomil is an authentic Nicaraguan coastal community where guests may see local animals, fishing activity, and everyday beach life.

Private Chef Service

With at least one day's advance notice, we may be able to arrange for a trusted local private chef to prepare breakfast, lunch, or dinner at The Beach House.

Guest Support

Yerlin is available for arrival and property-related assistance during the stay. We are also available through ******** messaging before and during your visit. Casita 1 and Casita 2 are reserved exclusively for your registered group. Each casita has its own private bathroom and private mini fridge.

The Pacific shoreline is directly in front of the property, with beautiful sunsets, long stretches for walking, surfing, swimming areas, and several independently operated beachfront restaurants nearby.

Weekends can be livelier as local residents visit the beach, while weekdays are generally quieter and more peaceful. Guests may see local animals, fishing activity, and everyday coastal-community life.

The property is approximately 1 hour and 15 minutes from Managua International Airport, depending on traffic and the time of day.

Unlike many beach destinations in Nicaragua, the roads from Managua to The Beach House are fully paved and well maintained all the way to the property.

There are two primary routes from Managua. One is more direct, while the other is a scenic, winding route through the hills and mountains. We can recommend the best route based on your preference and travel schedule.

When you arrive at the gated property, honk your vehicle horn at the front gate. Yerlin, our on-site property caretaker, will open the gate and welcome you. We recommend renting a car at the airport or arranging private transportation.

The roads from Managua to The Beach House are fully paved and well maintained, making the property straightforward to reach compared with many other beach destinations in Nicaragua.

Managua International Airport is approximately 1 hour and 15 minutes from the property, depending on traffic and the time of day. Traffic inside Managua can add travel time, but once outside the city, the drive is scenic and comfortable.

Private transportation to or from the airport may be arranged through ******** messaging with advance notice, subject to driver availability. Car service typically costs $80 to $150 each way, depending on departure time, traffic, and the transportation provider. We will confirm the exact availability and price before arranging the ride.

Free shared on-property parking is available. The property has space for up to 3 vehicles total. Please confirm your vehicle count before arrival. Loft Access and Air Conditioning

Each casita has ********nstairs double bed and one upstairs loft containing a bunk bed with two twin beds.

The lofts are reached by stairs or a ladder. Guests using the lofts must be able to climb safely. This arrangement may not work for guests with limited mobility or very young children.

Air conditioning is located in each downstairs main room. The lofts use fans and may be warmer than the downstairs rooms.

Bathroom and Hot Water

Casita 1 and Casita 2 each have their own private bathroom, but the private casita bathrooms do not have hot water.

Shared Property

This reservation includes only Casitas 1 and 2. Other registered guests may occupy Casita 3 or Dormitorio Principal.

Only an Entire Property reservation guarantees exclusive use of the full property.

Resident Dog

A friendly, non-aggressive, medium-size mixed-breed dog named Patipello lives on the property with Yerlin, our on-site caretaker. Guests may see Patipello in outdoor and shared common areas.

Pets

Guest pets are welcome for an additional flat $40 fee per reservation. The fee is charged once per stay, not per night or per pet. All pets must be included in the reservation.

Smoking

Smoking is not permitted inside either casita, the private bathrooms, the Main Beach House, or any other indoor area. Smoking is permitted outside only.

Registered Guests

Only registered guests included in the reservation may enter or stay at the property. Parties, events, day visitors, and additional unregistered visitors are not permitted with a Casitas 1 and 2 reservation.

Pool and Ocean Safety

Children and non-swimmers must be supervised by a responsible adult around the swimming pool and ocean.
