Guest Access & Amenities: Guests will have access to the entire pictured house (expect 3 locked closets), all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes. Our house is located in the small, rural town of Garfield and has direct access to Beaver Lake. The house is located off a steep gravel road, 4-wheel drive is recommended. ★ The driveway is steep, so a 4-wheel drive vehicle is recommended. ★ Lake is accessible by going down the stairs to the shoreline. ★ Guests at Beaver Lake properties are not allowed dock access. This restriction is enforced by the U.S. Army Corps of Engineers, which prohibits private docks from being used for commercial purposes, including short‐term rentals. ★ Please exercise caution to avoid creating overly large fires in either fire pit. Kindly refrain from lighting any fires during July or August. ★ County‐wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website. ★ Water levels are subject to change at any time due to environmental factors outside of the host’s control which may impact the accessibility and appearance of the lake. Cancelations due to water levels will not be honored outside of the cancelation policy. Guests are solely responsible for preparing for their stays accordingly by checking water levels ahead of their stays.

House Rules that are strictly enforced: - Check-in is any time after 3:00 PM. - Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000. - This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400. - Unauthorized checkout delays will incur a fine of $100 per hour. - This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary. - Refunds for unused services such as pet fees, event fees, early check‐in, and late check‐out fees, are subject to the same cancellation policy that applies. - There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‐Fi details, amenity instructions, important phone numbers, and answers to common questions.
