Inside, we have 2 living spaces for your crew to spread out: ******** Our formal living room features plush seating, Smart TV for all your app related subscriptions and deck access. ******** Our game room, located downstairs, features a ping pong table, a wet bar, cozy seating, and large TV with a DVD player and selection of movies. The kitchen is fully equipped with everything you'll need to cook for your entire crew in your home away from home.

Between our 4 private bedrooms, The Lake Escape can accommodate 15 guests. ******** The master bedroom features a Queen-size bed surrounded by large windows, a TV with local channels, and an en suite bathroom. ******** Our second bedroom upstairs has a Queen bed with luxury linens and bedding. Downstairs you'll find two additional bedrooms: ******** The first bedroom features a Queen bed and Twin bunk beds with a Twin-size trundle bed. ******** Our second bedroom is complete with 2 Twin bunk beds, both with Twin-size trundle beds beneath. Guest Access & Amenities: Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes. ★ Not pet friendly. ★ County‐wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website. ★ Water levels are subject to change at any time due to environmental factors outside of the host’s control which may impact the accessibility and appearance of the lake. Cancellations due to water levels will not be honored outside of the cancellation policy. Guests are solely responsible for preparing for their stays accordingly by checking water levels ahead of their stays. ★ Guests at Beaver Lake properties are not allowed dock access. This restriction is enforced by the U.S. Army Corps of Engineers, which prohibits private docks from being used for commercial purposes, including short‐term rentals.

House Rules that are strictly enforced: - Check-in is any time after 3:00 PM. - No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000. - This property is not pet-friendly. Pets discovered at the property will incur a fine of $400. - Unauthorized checkout delays will incur a fine of $100 per hour. - This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary. - Refunds for unused services such as pet fees, event fees, early check‐in, and late check‐out fees, are subject to the same cancellation policy that applies. - There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‐Fi details, amenity instructions, important phone numbers, and answers to common questions.
