This is not a standard cabin or hotel room. The Floater is a real houseboat on Grant Island where you can wake up surrounded by panoramic views of Brantingham Lake.

We have added everything we can think of to create a memorable couples getaway where you can relax on the water, explore the lake, enjoy the island, and leave with stories you will talk about long after your stay.

HOW YOUR ARRIVAL WORKS:

When you arrive, we meet you at the designated mainland parking area and bring you and your belongings to Grant Island in our pontoon boat.

The trip between the mainland and Grant Island takes approximately 5 minutes.

We show you to The Floater, explain the bathroom route and common island areas, and provide the required electric-boat orientation.

We remain available throughout your stay to answer questions, provide transportation assistance, and help whenever needed.

ABOUT THE FLOATER:

The Floater combines the adventure of sleeping on the water with access to the amenities and recreation available around Grant Island.

The queen bed faces panoramic views over Brantingham Lake, allowing you to wake up directly beside the water.

Inside, you have air conditioning, a fan, heater, indoor sink with running water, mini fridge and freezer, hot-water kettle, coffee maker, Roku television, Bluetooth speakers and Wi-Fi.

Outside, your private deck and dock provide space to relax, enjoy the view, grill a meal, or watch the activity on Brantingham Lake.

This is a compact houseboat rather than a conventional cottage or full-size home. There is no onboard toilet, shower, or full residential kitchen.

The BBQ grill, mini fridge, freezer, sink, kettle, coffee maker, drinkware and food-storage space make it possible to prepare simple meals and refreshments during your stay.

We recommend bringing the food, drinks, snacks and personal supplies you expect to need.

BATHROOM AND SHOWER:

The Floater does not have an onboard toilet or shower.

The island’s bathroom and shower building is approximately 250 feet away along an outdoor waterfront path.

The route includes:

• An outdoor waterfront walk • An uphill section • Exactly 25 stairs to climb on the way to the bathroom

Guests should be comfortable walking this route and climbing the 25 stairs during the day, after dark, and in changing outdoor weather conditions.

The bathroom building has two separate rooms and entrances:

• One room contains the toilet and sink • One room contains the shower

The separate entrances allow the toilet room and shower room to be used independently. Vacant and occupied signs help guests see when each space is available.

The bathroom and shower building is shared with guests staying in:

• Stabbin Cabin #1 • Stabbin Cabin #2 • Waterfront Glamping

The outdoor heated rinse shower is also shared.

This accommodation may not be the best fit for a guest who requires an onboard bathroom, has difficulty walking uphill or climbing 25 stairs, or needs a short, level or step-free route to bathroom facilities.

THE HOT TUB AND COMMON AREAS:

The Floater includes access to the hot tub assigned to the island’s smaller accommodations.

The hot tub is not private to The Floater and may be used by guests staying in the other smaller Grant Island accommodations.

The Main Cottage has a separate private hot tub reserved for Main Cottage guests.

The beach, diving board, fire pit, outdoor gym, selected docks, hammocks, seating areas, natural lake cold plunge area, and recreational spaces may also be shared with other guests.

ELECTRIC BOAT AND INCLUDED WATERCRAFT:

Electric boat access is included after the required orientation.

The electric boat may be used for:

• Transportation between Grant Island and the mainland parking area • Leisurely lake exploring • Fishing • Enjoying Brantingham Lake

The specific electric boat available may vary according to charging status, maintenance, weather, safety and availability.

Electric-boat use after dark is not recommended.

If you do not want to operate an electric boat, we remain available to provide pontoon-boat rides between the island and mainland.

Guests must follow all life-jacket, docking, charging, operating and safety instructions provided during orientation.

Canoe, rowboat and pedal boat access are also included with your reservation at no additional cost, subject to weather, maintenance, safety and availability.

SEASONAL NATURAL LAKE COLD PLUNGE:

During Grant Island’s cooler spring and fall seasons, Brantingham Lake becomes our natural cold plunge.

A water thermometer at the designated entry area displays the current lake temperature so you can see how cold the water is before entering.

The natural cold plunge is typically available from the April opening through early June and again from late September through the November 1 seasonal close.

Availability depends on current weather, water, dock and safety conditions.

This is a natural lake-water experience, not a dedicated or temperature-controlled cold-plunge tub.

HOUSEBOAT MOVEMENT:

The Floater is a real floating accommodation.

Like any boat on the water, it may rock or sway because of waves, wind, passing boats and Jet Ski activity.

Brantingham Lake can be active during popular summer periods. There may be times when passing watercraft cause noticeable movement.

Guests who are highly prone to motion sickness or who require a completely stationary accommodation should consider one of our land-based Grant Island stays instead.

SWIMMING, FIRES AND STARGAZING:

The beach area has a full-size lakeside diving board and is a wonderful place for swimming and floating. Floats and beach toys are available for guests to enjoy.

There is also a lakeside fire pit for evening campfires.

We do not supply clean, dry-cut firewood, but several nearby stores sell it.

Grant Island’s dark Adirondack skies make the island an amazing place for stargazing. Families of loons can often be heard calling across Brantingham Lake in the evening.

ADVENTURE RENTALS AND EXPERIENCES:

Grant Island operates a boat and adventure-rental business.

Optional paid rentals and hosted experiences may include:

GOOD TO KNOW BEFORE BOOKING:

The Floater, its deck, dock, BBQ grill, hammock and designated outdoor setup are private to your reservation.

Grant Island also has other separately reserved accommodations and a seasonal management residence.

Unless the entire island is booked, other guests may be present and certain island amenities and recreation areas are shared.

The Floater is best suited for guests who are comfortable with:

Guests should be comfortable walking this outdoor route and climbing the 25 stairs during the day, after dark, and in changing weather conditions.

The facility has two separate entrances:

• One entrance for the toilet and sink room • One entrance for the shower room

The rooms may be used independently. Vacant and occupied signs are provided outside each entrance.

The bathroom and shower building is shared with guests staying in:

The Floater offers the rare experience of sleeping directly on the water while enjoying access to Grant Island’s beach, docks, hot tub, fire pit, boats, outdoor recreation, and Seasonal Natural Lake Cold Plunge.

Brantingham Lake itself is a public lake. Other property owners and recreational boaters may be on the water.

During active lake periods, boats and Jet Skis may pass the island and create waves that cause The Floater to move.

Grant Island has multiple separately booked accommodations and a seasonal management residence. This reservation provides private use of The Floater, its deck, and its dock, not exclusive use of the entire island.

On the nearby mainland, you will find two popular restaurants and bars, a local general store, and access to hiking, horseback riding, state parks, wineries and other regional activities.

Because the property is located on an island, we recommend bringing the food, clothing, medication and personal supplies you expect to need during your stay. You do not need to own a boat to stay on Grant Island.

Guests park at our designated mainland parking area. We meet you there, help load your belongings, and bring you to Grant Island on our pontoon boat.

The boat ride takes approximately 5 minutes.

After arriving, we help you get settled and provide an orientation covering:

• The Floater and its private deck and dock • The route to the bathroom and shower building • Common island areas • Electric boat operation • Docking and charging • Life jackets • Water and boating safety rules

Electric boat access is included and may be used to travel between the mainland and island, explore Brantingham Lake, and go fishing.

Canoe, rowboat and pedal boat access are also included at no additional cost, subject to weather, maintenance, safety and availability.

Electric-boat use after dark is not recommended.

We are also available to provide pontoon-boat rides between the island and mainland when you prefer not to use the electric boat or need assistance.

All guest vehicles remain on the mainland. There are no guest vehicles on Grant Island.

Movement around Grant Island is primarily on foot. The route between The Floater and the bathroom and shower building follows an outdoor waterfront path, includes an uphill section, and requires climbing exactly 25 stairs on the way to the bathroom. PLEASE REVIEW THESE DETAILS BEFORE BOOKING:

ISLAND LAYOUT:

The Floater, its private deck, private dock, BBQ grill, hammock and designated outdoor setup are private to your reservation.

This reservation does not include exclusive use of Grant Island.

Unless the Entire Island listing is booked, other guests may be staying in the island’s other accommodations. Management is also based on the island during the operating season.

Some island amenities are shared, including the bathroom and shower facility, hot tub for the smaller accommodations, heated rinse shower, beach, Seasonal Natural Lake Cold Plunge area, fire pit, selected docks, outdoor gym and common recreation areas.

The experience is typically available from the April opening through early June and again from late September through the November 1 seasonal close, conditions permitting.

A water thermometer at the designated entry area displays the current lake temperature.

Guests must:

• Use the designated entry area and ladder • Enter gradually • Never jump or dive into the cold water • Never use the diving board for cold-plunge entry • Never enter alone • Use the experience during daylight hours only • Never enter while impaired by alcohol, cannabis, medication or another substance • Follow all posted instructions • Exit immediately if they feel dizzy, distressed or unable to control their breathing • Dry off and warm up promptly afterward

Cold-water immersion is not appropriate for everyone. Participation is optional, and guests are responsible for determining whether it is appropriate for them.

Access may be closed because of weather, lightning, wind, water conditions, ice, dock conditions, maintenance or another safety concern.

DOG POLICY:

One approved dog weighing up to 20 pounds is allowed.

Please declare your dog when booking so the current pet fee and approval requirements can be included with your reservation.

A dog weighing more than 20 pounds requires prior written approval.

Only one dog is included under the standard policy. Contact us before booking if you are considering bringing a second dog.

Approval is not guaranteed.

REQUIRED SAFEGUEST VERIFICATION AND WAIVERS:

Before arrival, the booking guest must complete SafeGuest verification and the required personal liability acknowledgments.

When a dog is included, the booking guest must also complete the required pet liability acknowledgments.

Every adult guest must complete and sign an individual liability waiver before arriving at Grant Island.

MAINLAND PARKING:

Mainland parking is limited.

Parking for one vehicle is included with this reservation.

A second vehicle or trailer may be accommodated with advance notice and confirmation. A trailer counts as the second vehicle.

The additional parking fee for a second vehicle or trailer is $25 per night.

Please tell us before arrival if you will be bringing:

• More than one vehicle • A trailer • An oversized vehicle

Advance notice allows us to confirm available space and prepare the mainland parking area.

All guest vehicles remain on the mainland.

420 AND SMOKING:

Grant Island is 420-friendly outdoors only.

Smoking and vaping are not permitted inside The Floater or any other enclosed accommodation.

Please dispose of smoking materials safely and be considerate of other guests in shared outdoor areas.

AIR CONDITIONING AND ELECTRICAL USE:

The Floater has air conditioning.

Please keep the doors closed while the air conditioner is operating.

Because The Floater has a compact electrical system, do not operate the air conditioner and other high-draw appliances, including the hot-water kettle, at the same time.

Turn the air conditioner off before using another high-draw appliance. Once the appliance is finished, the air conditioner may be turned back on.

Opening both windows can create cross-ventilation and quickly cool The Floater when outdoor conditions are comfortable.

Instructions are posted inside The Floater. If the electrical system trips, contact management rather than attempting to access or reset the electrical panel.

COOKING AND FOOD PREPARATION:

The Floater does not have a full residential kitchen.

It includes:

• BBQ grill • Indoor sink with running water • Mini fridge and freezer • Hot-water kettle • Coffee maker • Drinkware • Basic food-storage space

Please plan for simple food preparation and bring the food, drinks, snacks and supplies you expect to need.

WI-FI:

Wi-Fi is available inside The Floater, but signal strength and speed may vary because it is positioned on the water.

Stronger coverage may be available in the beach and common areas.

FIREWOOD:

The island has a lakeside fire pit, but we do not supply clean, dry-cut firewood.

Firewood may be purchased from nearby stores.

OUTDOOR ISLAND CONDITIONS:

Grant Island is a wooded lake-island environment.

Rain may leave paths, docks, boats, deck furniture and outdoor cushions wet.

Insects, wildlife, pine needles, tree debris, waves, wind and rapidly changing lake weather are normal parts of an Adirondack island stay.

Boat seats, docks, decks and outdoor surfaces may be wet following rain or changing weather.

If you encounter a safety, cleanliness, maintenance or operational concern, please contact us immediately through the booking platform’s messaging system.
