House Rules — URBN-21 Booking this property implies full knowledge and acceptance of these rules. Non-compliance may result in economic sanctions ranging from USD 75.00 to USD 350.00, which the host will reclaim through Misterb&b. 1. Common Areas • Free access to the gym, swimming pool, coworking space, yoga room, and lounge (7th floor). Access by non-registered persons is prohibited. • Showering in the outdoor shower before entering the pool is mandatory. Non-compliance incurs a direct fine of USD 250.00. • Workrooms R1 and R2 require prior reservation arranged through the host. • Recreational spaces (Tattoo Room, Cinema, Game Room, Monkey Bar, and Red Room) are reserved exclusively through the host and only for stays of 5 nights or longer. 2. Conduct • Smoke-free building. Smoking any product is prohibited inside the building and on the balcony. The designated smoking area is located outside the building at street level. • Noise must be always moderated: low-volume music inside the apartment and complete quiet after 10:00 PM. The maximum permitted noise level is 65 decibels; the front desk is equipped with measuring equipment and will call the police in case of repeated violations. • Any behavior contrary to morals and public decency is prohibited in common areas. • Commercial sexual activity. This apartment is rented exclusively for tourist accommodation. Using it, or allowing its use, for commercial sexual activities of any kind is strictly prohibited, including bringing paid companions. Violating this rule constitutes a material breach of the house agreement and will result in immediate cancellation of the stay with no refund of remaining nights, plus forfeiture of the ******** if applicable. 3. Visitors • Stays shorter than 5 nights: no visitors permitted. • Stays of 5 nights or longer: visitors require prior written authorization from the property owner or management company, with the request submitted to the host at least 24 hours in advance. All visitors will be registered at the front desk; anyone failing to meet these requirements will be denied entry to the building. 4. Use of the Apartment • Maximum occupancy: 3 persons. Approved guests are permitted, but no more than 4 persons may be in the apartment at any given time. Parties are strictly prohibited. • The front door does not lock automatically when closed: ensure it is locked every time you enter or leave. • Dirty dishes and utensils must be placed in the dishwasher before checkout. • All waste must be disposed of in sealed bags: regular trash goes down the chute on your floor; recyclables (glass, cardboard, bulky items) must be taken to the recycling room on basement level 1/S1. Throwing glass, diapers, or bulky objects down the chute is prohibited. 5. General Restrictions • Throwing any object or liquid from the balconies is prohibited. • Drone use is prohibited within the building's perimeter. • Photography for commercial purposes is prohibited in common areas, as URBN is a registered trademark.
