This section provides a presentation of the conditions for referencing, dereferencing, and classifying ads on the misterb&b platform.
Rental Property Ads. Those created and published directly by misterb&b Members on the Website and the Application.
Professional Accommodation Ads. Those created and published on the websites and applications of Partner Agencies by their own members (in accordance with their own general terms and conditions) and are published at the same time on the misterb&b Website and Application under an agreement between misterb&b and the relevant Partner Agencies. You can recognize these Professional Hosting Ads by the mention "Agency Partner" in the "Rules and Conditions" section of the relevant Ad.
If you come across a term without a definition in this section, it will have the same definition as the one appearing in the General Conditions of misterb&b.
Conditions of referencing
1.1) Referencing of the Rental Property Ads
In order to reference a Rental Property Ad on the misterb&b Platform, the user must register (in other words, become a Member of the misterb&b Platform).
The listing of a Rental Property Ad requires the provision of certain mandatory information (such as price, address, and minimum description). In some localities, only Rental Property Advertisements for which the author has provided a registration/license number (as required by local law) can be listed.
1.2) Listing of Business Accommodation Ads
By virtue of the agreement between misterb&b and the Partner Agencies, a Professional Accommodation Ad referenced on the platform of a Partner Agency (in accordance with its own conditions) is immediately referenced on the misterb&b Platform.
The listing on the misterb&b Platform of Professional Hosting Ads published on the platform of a Partner Agency is automatic. Thus, any Ad referenced on the platform of a Partner Agency is immediately referenced on the misterb&b Platform.
Dereferencing conditions
2.1. Dereferencing of Rental Property Ads
misterb&b may decide to temporarily suspend or terminate the listing of a Rental Property Ad in the following situations
In case of non-compliance by the author of the Advertisement, of the law, of the applicable regulations (in particular, but not limited to, the regulations relating to consumer law, tourist rentals, and the advertising of these tourist rentals) or of the rights of any natural or legal person.
In case of non-compliance by the author of the Rental Property Ad with the misterb&b General Terms and Conditions (https://www.misterbandb.com/pages/terms-and-conditions), and in particular, without limitation, with section 21 relating to prohibited activities on the misterb&b Platform.
In case of necessity for the protection of the fundamental rights of any individual;
In the event of poor quality of the tourist rental service provided in the Rental Property advertised (i.e., when the rating of the Rental Property Ad averaging the ratings left by Travelers who have stayed in said Rental Property is equal to or lower than two stars).
2.2. Dereferencing of Business Accommodation Ads
misterb&b may decide to temporarily suspend or terminate the listing of a Business Accommodation Ad in the following situations
In case of non-compliance by the Professional Hosting Provider with the law, applicable regulations, or the rights of any individual or entity.
If Business Hosting Provider fails to comply with the Content Policy(https://www.misterbandb.com/pages/content-policy) and Anti-Discrimination Policy(https://www.misterbandb.com/pages/anti-discrimination-policy).
In case of necessity for the safeguard of the fundamental rights of any individual.
In addition, if the Partner Agency decides to derefer the Professional Hosting Ad from its platform (in accordance with its own conditions), then it is automatically dereferenced from the misterb&b Platform.
Finally, if the agreement between misterb&b and a Partner Agency is terminated, the entire Professional Hosting Ad coming from the platform of this Partner Agency is immediately delisted from the misterb&b Platform.
Ranking criteria
By default, the user must indicate a geographical location to launch a search among the Ads (of Rental Property and Professional Accommodation) referenced on the misterb&b Platform.
For each search, the result page presents the Rental Property Ads first (towards the top of the page), then the Professional Accommodation Ads (towards the bottom of the page).
Please note that misterb&b may offer the possibility for a user to choose certain sorting criteria (see the "More filters" setting). Nevertheless, misterb&b reserves the right to remove or modify any existing sorting criteria or to add new sorting criteria.
3.1. rental property classification
Ranking on the results pages
By default (for a given geographic search), the Rental Property Ads are ranked by an algorithm using various constantly evolving criteria. However, the main criteria used by misterb&b are the following.
Click-through rate from the search page to the Rental Property Ad page;
Ratings by other users;
Penalties for cancellation of bookings;
Activity rate of the author of the Rental Property Ad on the misterb&b Platform;
Rate of instant reservations;
Rate of acceptance of reservation requests;
Price situation compared to the average price;
Quality of the content of the Rental Property Ad and the Host's description;
The algorithm can also prioritize new and unrated Rental Property Ads to increase the chances of making a first booking.
misterb&b offers its users the possibility to modify the ranking of the offers on the result page by selecting one or more sorting criteria. For example, the user of the misterb&b Platform can sort the Rental Property Advertisements according to the dates of availability, the capacity, the type of space, the price range, or the facilities and services offered in connection with the accommodation. In this case, the Business Accommodation Ads will be sorted according to their relevance to the criteria selected by the user.
Please note that misterb&b may decide to downgrade a Rental Property Ad following the occurrence of any incident (as listed in section 2.1).
Ranking on the pages of the Rental Property Ads
On each Rental Property Listing consulted, a banner carrousel proposes a series of other Rental Property Listings.
In this banner carrousel, the Rental Property Ads are classified according to the following criteria:
Similarity of the Ads proposed with the Ad consulted (taking into account the price, the geographical location, the capacity of reception, or the characteristics of the Rental Properties compared) and ;
Novelty of the proposed Ads (according to the publication date on the misterb&b Platform).
3.1 - Ranking of the Professional Accommodation Ads
By default (for a given geographical search), the Business Accommodation Ads are ranked by an algorithm using various constantly evolving criteria. However, the main criteria used by misterb&b are the following:
Urban location (priority is given to Business Accommodations located in "LGBTQ / LGBTQ-friendly neighborhoods");
LGBTQ-friendly reputation (for Business Accommodation Providers who have signed anti-discrimination charters and/or advertised their Business Accommodation(s) in LGBTQ media);
Click-through rate from the search page to the Business Hosting Listing page;
Ratings, and;
Reservation cancellation penalties.
misterb&b offers its users the possibility to modify the ranking of the offers on the result page by selecting one or more sorting criteria. For example, the user of the misterb&b Platform can sort the Business Accommodation Advertisements according to the dates of availability or the desired price range. In this case, the Business Accommodation Advertisements will be sorted according to their relevance to the criteria listed above and the criterion(s) selected by the user.
