Across the road from the Beach! The perfect mix of privacy, comfort, and location for work or play. This home is brand-new build, completed in late 2024. It spans three levels, and you’ll have the entire lower level completely to yourself. Your private space includes a lounge with a three-seater couch and a huge 75" TV with surround sound, plus a dedicated desk for work. The king-size bedroom is cozy and comfortable with a full wardrobe, and you’ll have your own private bathroom with shower. There’s also a mini fridge, kettle, and toaster for your convenience. With heating, cooling, and fast Wi-Fi, you’ll be set for both work and relaxation. Best of all, the location is unbeatable.... just minutes to St Kilda Beach, Acland Street, and some of Melbourne’s best cafes, bars, and restaurants. 5 Mins away from from the Victorian Pride Centre and not to mention that we are 15 mins away from all the Gay Bars and Clubs. Because it is on the lower level it does not have any windows, but the excellent use of smart lighting and LED lights gives it a totally natural feel. GUEST ACCESS At the entrance is a lock box for you to collect your key. You’ll enter through the main front door and take the elevator down to the lower level, which is your own completely private space to enjoy. Please note that the upper two levels (completely seperate) are tenanted. INTERACTION WITH GUESTS We’re a gay couple who live in the upstairs unit. We are approachable, friendly, and always happy to help with anything you need during your stay. You can reach us anytime.

We take great pride in providing a clean, welcoming, and well-maintained apartment, and we kindly ask guests to treat the space with the same care and respect they would show in their own home. Check-in & Check-out: • Check-in is from 2:00pm onwards. • Check-out is required by 11:00am on your departure day. These times allow us enough time to professionally clean, refresh, and prepare the apartment so it is ready for our next guests. If you require an early check-in or late check-out, please contact us in advance and we will always do our best to accommodate your request where possible. Respect for the Apartment: • Please treat the apartment, furniture, appliances, linen, and all items provided with care and respect. • Guests are kindly asked to leave the apartment in a clean and tidy condition upon departure. • Please use all facilities and amenities as intended and take care when using appliances, fixtures, and furnishings. • Any damage, breakages, or issues should be reported as soon as possible so we can assist. • We appreciate guests helping us maintain the apartment to the high standard that all future guests deserve. Noise & Neighbours: • The apartment is located in a residential area, and we ask guests to be respectful of our neighbours. • No parties, events, or disruptive gatherings are permitted. • Loud music and excessive noise are not permitted, especially after 11:00pm. • Please keep noise levels to a minimum during evening and overnight hours. Smoking & Pets: • Smoking is strictly prohibited inside the apartment. • No pets are permitted in the apartment. Cleanliness & General Care: • Please dispose of rubbish appropriately in the bin provided. • Please keep the apartment reasonably clean and tidy throughout your stay. Safety & Security: • Please ensure doors are securely locked when leaving the apartment. • Please switch off lights, appliances, heating, and air conditioning when not required.
