We want all guests to enjoy a comfortable, welcoming and respectful stay. Please observe the following rules: • No smoking or vaping inside the property. • No parties, events or gatherings. Only guests included on the confirmed reservation are permitted to stay at or use the property unless agreed with the host in advance. • Strictly no sex parties, orgies or organised sexual events. The property must not be used for commercial sexual activity or for the production, photography or filming of pornographic or other explicit sexual content. • Maximum occupancy is 8 guests. The number of overnight guests must not exceed the number confirmed on the reservation. • Please respect our neighbours and keep noise to a reasonable level, particularly during the evening and overnight. • Bins: Guests staying over a Tuesday night are required to put the appropriate bins out at the edge of the road on Tuesday evening for Wednesday collection. Collections alternate between the black and brown bins. Please check which colour neighbouring properties have put out that week and put out the corresponding bins. • Please look after the property, furniture and equipment. Any damage or maintenance issues should be reported to us as soon as possible. • Please do not move furniture between rooms or remove any items from the property. • Children must be appropriately supervised at all times. • Please ensure doors and windows are secured whenever you leave the property. • Check-out is by 10:00am unless a late check-out has been arranged and confirmed in advance. • On departure, please leave the property in a reasonable condition and return the keys as instructed. Failure to comply with the house rules, particularly rules concerning unauthorised parties, additional guests or prohibited commercial/explicit-content use, may result in the stay being terminated in accordance with the booking platform’s terms.
