San Juan del Sur's only gay owned and operated guesthouse, and one of the few in Nicaragua. We understand that we are cultural adventurers, and that budget-friendly can also be beautiful and comfortable.

Villa Arcadia, a top rated bed and breakfast in San Juan del Sur. A respite of luxury and comfort in an otherwise rustic beach town, where your comfort and experience is our priority.

El Rheia at Villa Arcadia is our coziest one-bedroom suite with the largest private patio on the second floor. El Rheia consists of one queen bed, a huge view patio with refrigerator, microwave and tableware, SmartTV, air-conditioning, and an attached private bath with hot water shower.

The home, located on the town-side of prestigious Pacific Marlin, is within walking distance to San Juan del Sur center, and 1.5 blocks to the beach. One of only three rooms, guests are also welcome to relax in the grand living room, take a dip in the pool, and relax in the garden area. A full course hot breakfast is included during your stay.

Enjoy the swimming pool, grand living room, garden, and dining area. At this time the main kitchen is closed, however each room has a refrigerator, microwave, and a shared bbq for your use. We are pleased to provide you with any tableware you may need.

On-site house keeper, grounds keeper, and night watchman for immediate needs and comfort. As much or as little attention as you need, we are here for you.

House policies are enforced for a safe and comfortable experience. To avoid disappointment or misunderstanding, thank you for respecting the following: - Check In 2pm, Check Out 11am - The pool closes at 10 pm and the "quiet hours" are from that time. - For your comfort, complimentary A/C is included at night only while you sleep - No outside visitors are allowed at any time, no exceptions. - Smoking only outdoors. Use an ashtray - The main kitchen is closed. A small kitchenette is provided for the guests. - Villa Arcadia is a luxury property in an exclusive area, not suitable for excessive or noisy parties.

PLEASE NOTE: After you confirm your reservation you will receive a welcome email with a map-link, written directions, and a photo of the exterior of the house. Please read and save prior to coming. For general reference, we are located in Pacific Marlin neighborhood, apx 200m past El Pacifico Hotel and 400m before the Statue of Christ. Please be sure you understand your directions before you are on the way.
