Welcome to my charming, tranquil villa in traditional Cypriot style - perfectly located in a private residential complex in Oroklini. Only 800 meters away is the picturesque salt lake, where hundreds of flamingos and many other bird species can be observed every year. The Oroklini promenade and the nearest beach can be reached cross-country in about 1000 meters, while the freeway entrance is only 500 meters away - ideal for excursions in all directions.
Bus stops for lines 445 (approx. 700 m) as well as 424, 425 and the night line 445 (approx. 1000 m) are within easy walking distance. The nearest supermarket in the village is also only 1500 meters away.
On the 400 m2 property you will find everything you need for a relaxing stay:
A large 6-burner gas barbecue invites you to enjoy sociable evenings outdoors, plus there is plenty of seating at two dining tables for 6 and 4 people respectively. The shady carport with a comfortable leather sofa offers an ideal retreat, while three sun loungers, several parasols and beanbags invite you to relax by the pool. Further lounge furniture is available for relaxing on the large terrace.
On the first floor, you will find a fully equipped, open kitchen with a large fridge, washing machine, dishwasher, hob, oven and numerous kitchen utensils that leave nothing to be desired. Adjacent is the dining area with a large table for 8 people and the cozy living room with 65-inch LED smart TV, comfortable couch and desk. A special highlight is the separate fitness room with treadmill, exercise bike, leg press, incline bench, lat pull-down, Smith Machine, front squat & hack squat, numerous weights and a 42-inch smart TV.
On the second floor are your private guest bedroom, another guest bedroom and the shared bathroom with rain shower. My own bedroom with separate bathroom is also on this floor. Fresh towels for the shower, pool and beach are of course provided.
Your room (14 m2) offers you a comfortable 160x200 cm bed with five pillows and an extra-large blanket (2.20 x 2.40 m), a bedside table, a 42-inch smart TV and two spacious built-in wardrobes. A special bonus is the direct access to the balcony with a wonderful sea view - perfect for greeting the day from bed in the morning.
My flatmate's room is located on the second floor and is accessible via the shared guest balcony.

1. No Smoking or Vaping Indoors
Smoking or vaping is strictly prohibited inside the property (including all rooms and common areas).
If you wish to smoke, please do so outside and dispose of cigarette butts responsibly.
No illegal drugs or drunken/disruptive behavior are allowed on the premises.
Violation Fee: €100 per night.
2. No Pets Allowed
We love animals, but unfortunately, pets are not permitted on the property to ensure comfort and safety for all guests.
Violation Fee: €100 per night.
3. Cleaning Policy
Our cleaning fee is based on the expectation of a courteous guest.
Please leave the space in a tidy condition.
Excessive dirtiness, damage, or neglect will result in an additional cleaning fee of €50.
4. Security & Surveillance
For your safety and security, exterior surveillance cameras are installed.
Tampering with, covering, or disabling cameras is strictly prohibited and will result in immediate termination of your reservation without refund.
5. Visitor Policy
Only registered guests are allowed on the property.
Visitors are not permitted without prior approval from the host.
