Welcome to my spacious Cypriot-style villa in Oroklini, located in a quiet residential area of detached villas with views of the sea and the countryside.
You’ll have your own private room with direct access to the guest balcony and ocean views, as well as shared access to the villa’s spacious indoor and outdoor areas. The property, which is about 400 m2, offers plenty of space to relax, work, cook, exercise, and enjoy the Cypriot sun.
YOUR ROOM A private, bright, and comfortable room with a 160 × 200 cm bed, five pillows, a 220 × 240 cm comforter, a nightstand, a 43-inch Smart TV, and two spacious built-in closets. The room has direct access to the balcony overlooking the sea.
OUTDOORS Enjoy the 4 × 10 m outdoor pool, shared only with me and the other guests staying at the villa. Around the pool, you’ll find lounge chairs, umbrellas, and comfortable seating. There are also terraces, a dining area for up to 10 people, a large gas grill, an outdoor kitchen area with a sink, a fire pit, and an outdoor shower. Beach gear is also available.
The covered carport has been converted into a comfortable lounge area with a leather sofa, a bar area, and a refrigerator stocked with soft drinks, beer, and wine—available for a small contribution toward expenses. An outdoor sound system and a projector are perfect for movie nights.
LIVING ROOM, KITCHEN, AND ENTERTAINMENT The spacious shared living room features comfortable seating, a dining area, and a 65-inch Smart TV with Netflix, Amazon Prime, Max, YouTube, Zattoo, and other entertainment options. There’s also a PS4 and an Xbox 360.
The kitchen is a fully equipped kitchen, with ample counter space, a large refrigerator and freezer, an oven, a stovetop, a dishwasher, a microwave, a coffee maker and espresso machine, a kettle, a toaster, a blender, and a wide selection of pots, dishes, utensils, and spices. There’s also a washer-dryer combo in the kitchen.
GYM AND REMOTE WORK The well-equipped gym includes cardio machines, free weights, and strength training equipment, as well as a 50-inch Smart TV. For remote work, the villa offers high-speed fiber internet with download speeds of up to 1 Gbit/s and upload speeds of 500 Mbit/s, Wi-Fi, Ethernet connections, a workspace, a printer, a laptop stand, and office supplies.
BATHROOM AND INFORMATION The shared bathroom features a spacious rain shower, a hygienic bidet-style shower, a sink, and a toilet. Towels are provided.
The villa is my home, and I share it with five cats. Guests must be comfortable around cats. Smoking and vaping are not permitted indoors. Free parking is available on the property and on the street.
HOST AND ATMOSPHERE I live in the villa and am usually available during your stay to offer local tips, help you with the house, or recommend beaches, restaurants, and places to visit. The atmosphere is relaxed and friendly whenever you’d like, but there’s also plenty of space to enjoy your privacy.
The villa is located in a quiet residential area of Oroklini, close to beaches, nature, and Larnaca, and serves as a great base for exploring Cyprus. A car is recommended for exploring the island, though buses and taxis are also available.
If you enjoy scuba diving, I can share my recommendations for dive sites and dive centers in Larnaca and Ayia Napa.
Whether you’re coming on vacation, for a long-term stay, to work remotely, to dive, to enjoy the nightlife, or simply to soak up the sun and relax, the villa offers a comfortable home away from home.

Oroklini is an excellent base for exploring the Larnaca region, combining a quiet residential setting with easy access to beaches, nature, restaurants, and the city.
NATURE AND ATTRACTIONS Oroklini Lake is located near the village and is a Natura 2000 protected wetland. It’s a peaceful place to stroll and go birdwatching, with over 190 species recorded in the area. During the cooler months, you can spot flamingos and other migratory birds.
For a day at the beach, the Oroklini coastline offers well-maintained beaches, beach bars, restaurants, and water activities. Yiannades Beach is a popular choice, while Finikoudes, in central Larnaca, features a palm-lined promenade with cafés, restaurants, and the marina.
Larnaca’s historic center is also worth a visit. Explore the Church of Saint Lazarus, the medieval fortress, and the old town, then continue along the Finikoudes promenade. Hala Sultan Tekke and the Larnaca Salt Lake are other interesting attractions, especially in winter for the flamingos.
FOOD AND DRINKS In Oroklini, you’ll find plenty of options for dining or enjoying a coffee, including local taverns, cafés, and beachfront restaurants. Nearby are Grada Taverna, serving Mediterranean and Cypriot cuisine, and LOVESEA KIOSK, perfect for coffee or a drink, as well as several restaurants along the Oroklini promenade. Downtown Larnaca offers even more restaurants, cafes, cocktail bars, and nightlife.
LGBTQ+ NIGHTLIFE Larnaca doesn’t have a true LGBTQ+ neighborhood, but it does have a few well-established LGBTQ+ venues. Lube Bar is an LGBTQ+ bar featuring cocktails, pizza, music, and theme nights. It’s a great option for a night out in a queer-friendly atmosphere.
Along the Larnaca waterfront and in the Old Town, you’ll also find many bars, restaurants, and cafés where LGBTQ+ guests are welcome.
DIVING AND WATER ACTIVITIES Larnaca Bay is ideal for diving and snorkeling. The Lambousa II shipwreck is located in the Larnaca Marine Protected Area; local dive centers organize trips to the Zenobia and other sites. I’d be happy to share my local tips.
EXCURSIONS AND TRANSPORTATION Downtown Larnaca and Finikoudes are about a 15-minute drive away, Larnaca Airport is about 20 minutes away, Oroklini Beach is about 5 minutes away, Ayia Napa is about 25–30 minutes away, and Nicosia is about 35–40 minutes away. A car is recommended for exploring the island, although buses and taxis are also available.

House Rules We kindly ask all guests to respect our home and these house rules to ensure a comfortable and enjoyable experience for everyone. Thank you for your understanding and cooperation! 1. No Smoking or Vaping Indoors Smoking or vaping is strictly prohibited inside the property (including all rooms and common areas). If you wish to smoke, please do so outside and dispose of cigarette butts responsibly. No illegal drugs or drunken/disruptive behavior are allowed on the premises. Violation Fee: €100 per night. 2. No Pets Allowed We love animals, but unfortunately, pets are not permitted on the property to ensure comfort and safety for all guests. Violation Fee: €100 per night. 3. Cleaning Policy Our cleaning fee is based on the expectation of a courteous guest. Please leave the space in a tidy condition. Excessive dirtiness, damage, or neglect will result in an additional cleaning fee of €50. 4. Security & Surveillance For your safety and security, exterior surveillance cameras are installed. Tampering with, covering, or disabling cameras is strictly prohibited and will result in immediate termination of your reservation without refund. 5. Visitor Policy Only registered guests are allowed on the property. Visitors are not permitted without prior approval from the host. Violation Fee: €50 per unauthorized visitor, per night. 6. Noise Policy Please be considerate of noise levels at all times. Quiet hours are from 23:00 to 09:00. During these hours, please keep noise to a minimum to respect other guests and neighbors. 7. Check-Out Policy Standard Check-Out Time: 11:00 Unauthorized Late Check-Out Fee: €50, applied if you remain on the property more than 30 minutes after check-out time without prior approval. Authorized Late Check-Out: You may request a late check-out (up to 3 hours past check-out time) for €25 if requested at least 24 hours in advance, or €45 if requested within 24 hours of check-out. Late check-out is subject to availability and must be approved by the host. Requests cannot be made after the official check-out time. 8. Respect for the Property Please report any damages or issues as soon as possible so we can address them promptly. Treat the home, furnishings, and amenities with care. Parties or events are not permitted without prior approval. Failure to comply with these house rules may result in additional charges, immediate removal from the property, and/or termination of your reservation without refund. 9. Clothing Optional & Nudity Clothing optional is accepted throughout the property, including around the pool and outdoor areas. Guests are welcome to sunbathe or use the pool nude if they feel comfortable doing so. However, the property is shared with other guests, so everyone’s comfort and boundaries must be respected. If another guest feels uncomfortable with nudity in a shared area, we may kindly ask guests to wear swimwear or shorts while that area is being shared. This does not mean nudity is prohibited. It simply means that guests with different preferences are expected to be considerate of one another. Please understand that booking a room with “Clothing optional accepted” does not ******** exclusive use of shared areas or that other guests will be comfortable with nudity.

Very recommended! Ben is a great host, responsive and attentive: he sends you a list of useful information in advance and he even welcomes you with a small bottle of wine and a local biscuit in the room. The villa is beautiful, spot clean and nicely decorated. Additionally, excellent quality/price ratio.

It's been an awesome stay! The house is super nice and has lots of commodities! The vicinity to the highway is convenient to explore the island, a great bakery and a supermarket are not even 5mins away by car, but still it's a very calm and cozy neighborhood and relaxing by the pool just makes life a little more fun, even in November. The lights around the house create a cozy atmosphere in the evening. Ben is super nice and always ready to share valuable information and his experiences around staying on Cyprus! And his cats are very cute too! Will hopefully come again soon!

Unfortunately we hardly saw Ben because we were never at home because we were out and about exploring. Ben was very helpful when we asked for guidance and tips. We met his housemate as well and she was very friendly. There was another guy staying there but did not really know who he was. Overall Ben was really good, especially as we were having issues with our flights all that week and unsure if we were even able to fly because of the situation in the Middle East, and he was really patient and understanding especially as we didn't even confirm the flight until the morning of it.

Ben is a fantastic host and an all-around great guy. He's always attentive and communicates clearly. His villa has everything you could possibly need. His all cats are cute :) Although I didn't get to use all the facilities since I was out most days and evenings, it's definitely a comfortable place to stay. I highly recommend Ben and his villa.

We had a wonderful stay at Ben's place during our time in Cyprus. From the moment we arrived, Ben made us feel completely at home. The villa is cozy, relaxing, and full of good vibes — a perfect place to unwind. Ben was always kind, thoughtful, and available whenever we needed something. He did everything he could to help us and always tried to find solutions with a smile. His lovely housemate is also such a kind and warm person, and it was a pleasure getting to know her too. Ben even picked us up from the airport, which was a huge help, and he generously allowed us to stay in the living room and kitchen until late at night on the day of our departure, which made everything much easier for us. Thank you so much, Ben, for your hospitality and for making our stay in Cyprus so memorable. We'd love to come back someday!
