My home is a 5 minute drive to Lincolnville Beach, a sweet small town beach (see photos) with a Lobster Shack restaurant with a full bar, ferry and a few gift shops. Also nearby are Ducktrap River, Camden Harbor, Belfast Harbor, Megunticook Lake. Lots of areas for hiking, both hard and easy hikes. The property is located midcoast for easy day trips to Portland, Acadia National Park-Bar Harbor, Blue Hill There are many festivals, farmer's markets and fabulous restaurants and shopping. There are schooner trips from Camden Harbor, boat trips from Belfast, Rockport and Rockland, local fishing. My home is about 2 miles from Lincolnville Beach. .There are also many places to rent kayaks and bicycles. In the morning, I have coffee, tea and often a baked good...time permitting. Note: I have a two-day minimum reservation and a 7 night maximum reservation. I do not accept pets, please do not ask.
The Guest Studio is inside my home and totally private with several rooms and spaces between the Studio and kitchen, bathroom and my room. There is a private entrance. There seems to be a bit of confusion this year as inquires have been about a cottage. I have had the same description for 11 years...I call the space a "Studio" as it is two rooms combined, but open. The Studio living room is at one end of the studio with a gas Jotul stove for cool nights and Queen bed at the other end, and skylights. The pictures are very accurate. There is a window air conditioner, ceiling fan and sliding doors with a screen.
The guest studio, has current photos -- many guests are surprised at the size and that the space actually looks as it does in the photos.

Shoes –This is a shoe-free house if you do not mind, please do not wear yours in house. Thank you.
Locks: When you leave the house please lock your entry door, and please keep back sliding door locked after you use it. I do keep all doors locked always. I prefer guest area doors to be locked even if I am home.
Water – tap water is delicious and safe to drink
Showers: Please do not spend an excessive amount of time in the shower for several reasons: I have a well that, depending on weather, sometimes gets low. In addition, I have a septic system and a leach field that I try to be conservative about. One more consideration is that there are several people (usually) who may need the hot water and/or restroom. Thanks SO much for understanding...many of you already understand a country water system.
Terry cloth bath mat – please put down during showers and then please rehang it over shower rod....much appreciated.
Guest Towels – Are located on the BACK OF BATHROOM DOOR (NOT LAUNDRY ROOM) please dry them there instead of in studio. (FYI: I use my own towels and bath mat and I store them in laundry room.)
Toiletries – For guest use: the top and first shelf of bookcase (including basked) in bathroom and top of shower caddy.
Bed and Decorative pillows, if they are in your way, please do not store on the floor, put them in the wooden trunk.
Xtra Blankets – are in trunk
If it is hot outside, it helps to have the Roman shades down during the day and please feel free to use the air conditioner, but please turn it to low when you leave the house.
If you are cold, please ask me to show you how to use the propane stove—fall and winter only
Refrigerator – There is a small one in studio, if you use it, please unplug when you are checking out
Coffee – Let me know if you want me to have coffee ready for you in the a.m. I also have on hand for you some bread for toast and maybe something I have baked. All self serve and guests are responsible for their dishes—washing, drying and putting away.
Kitchen use: You are welcome to make meals, but must wash and dry and store anything you use. Thank you.
Please do not strip the bed, I have a system and it is much easier for me if guests just leave the bedding on.
I have a large rain umbrella, picnic blanket, coolers, beach chairs etc.
Checkout: Checkout is at 11 unless I do not have another guest coming that day then I can be flexible.
