Welcome to our calm home in leafy SE9 London. This listing is for a bright private double room, ideal for solo travellers or couples looking for a quiet base with easy access to central London.
The room is simple, bright and comfortable, with a double bed, storage space and a relaxed residential feel.
Guests have access to shared guest spaces, including the kitchen and bathroom. These areas are mainly shared with other guests or lodgers, not with us day to day, as we use our own separate facilities. We live in the property and are around if needed, but guests usually use the guest areas independently. We may occasionally access the kitchen/laundry area when needed.
The house is well connected, with a bus stop about 1 minute away and New Eltham/Sidcup stations around 15 minutes away. From there, direct trains get you to London Bridge in about 30 minutes.
The area is green and residential, with parks and walking routes nearby. A good fit for city days, work trips, visiting friends or family, or anyone who wants London within reach without staying in the middle of the noise.
We have another private double room available in the same home, so message us if you are travelling as a group of up to 4 and would like to check availability for both rooms.

## Smoking and vaping
No smoking or vaping anywhere inside the property. If smoking takes place indoors, a £150 cleaning and deodorising fee will be charged. Please ask us where smoking is allowed outside.
## Security and keys
Please close the main door firmly when entering or leaving.
The main door key must be returned to the lockbox whenever you leave the house. Please make sure the lockbox is fully closed and the code is scrambled after use.
Do not share keys or codes with anyone.
If the main door key is lost or not returned to the lockbox, a £150 key replacement/security fee will be charged.
## LGBTQ+ welcoming home
This is a queer household. LGBTQ+ guests and allies are warmly welcome.
Discriminatory, homophobic, transphobic, racist, sexist or abusive behaviour will not be tolerated.
## Registered guests only
Only registered guests named on the booking are allowed in the property.
No visitors are permitted at any time, whether during the day or overnight.
Please do not invite, bring back or allow anyone else into the property, including friends, dates, delivery contacts, or people met during nights out, events or parties.
