Large quiet, relaxing, safe, clean Gay owner-occupied home close to SF

I am a 47 year old gay male who works from home every weekday. I'm looking for clean, chill, cool, drama-free, easy-going, friendly, low-maintenance, nice, open, honest, considerate, quiet, tidy, and welcoming people. Cleans up after themselves and their friends/guests. No drugs, no smokers. Seriously, no. No smokers - no kidding. I’m very allergic to cigarette/tobacco smoke and can smell smoke on peoples’ breath, clothes, etc., which gives me migraine headaches and makes me cranky and irritable. No pets. Apologies, even though I love animals, I am allergic to cats and prefer to not have any animals in my home, except maybe fish in a tank. Any nice person is welcome to meet me & check out the rooms. House is drama-free, relaxed, and not a party pad, though friends/family, guests over for dinner parties or movies, or the like are not out of the question. Looking for someone who doesn't always bring the party home but is active and friendly with good communication skills. Someone who takes pride in their space and our house, and who contributes at least a little to household chores once in a while. If you break something, you’re the type of person to replace it. We can be friends or you can keep to yourself; we’re easy in that regard. Looking to become friends/hang out with us in addition to respecting each other’s space/alone time. We’d like someone who is interested in becoming friends with or at least socializing their housemates and not spending their entire time in their room. The ideal housemate would be someone a little more mature (30s to 40s or older), who is working professional with a steady income from a stable job, and who has good finances. The house will have 3 or 4 housemates total in a large but shared space, so someone who is quiet, respectful, clean and conscientious is a must (no bringing the party home).
