Do not overfill bins, and ensure trash is bagged before disposal. • Pets: Pets are allowed with prior approval. Breed restrictions may apply. Tenants are responsible for pet waste removal and any damage caused by their pets. • Smoking: No smoking of any substance is permitted inside the property or within 50 feet of any entrance or window. • Guests: Tenants are responsible for the behavior of their guests and must ensure they comply with all house rules. “Guests” is described as any persons(s) visiting or staying less than 7 consecutive days. Any person(s) residing longer than 7 days must register with the landlord and pass all applicable background and credit checks. • Property Damage: Tenants are responsible for maintaining the property in good condition and are liable for any damage caused by them or their guests, beyond normal wear and tear. • Subletting: Subletting is not permitted. • Maintenance Requests: Tenants must notify the landlord promptly of any maintenance issues or repairs needed. • Keys: Tenants are responsible for the security of their keys and must notify the landlord immediately if keys are lost or stolen. • Emergency Contacts: Tenants must provide emergency contact information to the landlord. • Fire Safety: Tenants must not tamper with any existing smoke detectors and carbon monoxide detectors. Additional detectors may not be installed by the tenant. • Water Usage: Tenants should conserve water and report any leaks to the landlord promptly. • Pest Control: Tenants must report any pest issues to the landlord promptly. • Landlord's Right of Entry: The landlord has the right to enter the property for necessary repairs or inspections as provided by law in the state of Washington, except in emergencies. • ********: Any ******** will be returned within 30 days of the tenant moving out, less any deductions for damages or unpaid rent, with proper documentation. • Compliance with Laws: Tenants must comply with all applicable laws, ordinances, and regulations. • Liability: The landlord is not responsible for any theft or damage to personal property. Please refrain from using scented cleaners, dryer sheets, laundry additives, etc. Biodegradable and natural cleaning and laundry products are provided as a part of the tenancy. • Recycling: Recycling is provided and is included in the rent.
