Yes, the rooms are quite small, but they are well-appointed with everything needed, including generous towels and a Yukata for the Onsen if that's your thing. If you're planning on being a tourist, this is perfect. The AC shuts off while you are away, but the room cools down quickly once you turn it back on. The staff is extremely friendly and eager to please. They helped me out with every question, and one even chased me out of the hotel to update me on a question. The location can't be beat. For transport, you are steps from Shinjuku Gyoemmae Station and a short walk to Shinjuku proper, and if you're planning on going for a late night to either the Red Light District or Nichome, you're a very short stumble back to bed.
A few warnings: Do not arrive at check-in time (3 PM). The lobby is very small, and there is chaos at the check-in desk and the elevators. The staff is doing their best, but they are overwhelmed. Either ask for early check-in, or arrive earlier, drop your bags off to be held and spend the afternoon out. The beds have Japanese pillows, which are very firm and have beads in them to keep them cool. I don't find these particularly comfortable, so you might want to consider packing one for yourself. I would strongly not recommend the breakfast either. The food wasn't very good, and for 2000 Yen, there are better options in the immediate area.
Overall, I had a great experience staying here and would recommend it for a hotel close to Shinjuku Nichome!"

The laundry facility they have was a Godsend as I was able to get everything I needed washed for the second half of my trip. Two hours and 3kg or less is washed and dry. Good location as easy access to bus and train connections. The breakfast options in their breakfast restaurant were too limited for me but I found a very nice bakery/restaurant nearby that opens at 07.30 with a range of options that worked for me. I stayed four nights and I recommend it as a good base for visiting Kyoto."
