HOUSE RULES & RESTRICTIONS are subject to additions or modifications without notice. Guest agrees to abide by the following house rules associated with this rental agreement, including but not limited to the following: • Pets are not allowed.. $300 fee is associated with a violation of this rule. • Smoking is NOT permitted inside or within 20 ft of any home within the community. $300 fee associated with violation of this rule. • Weekday Quiet hrs: 11:00 PM to 8:00 AM, Weekend Quiet hrs: 11:00 PM to 11:00 AM. • Trash Day: Thursdays. Please take the trash out before 7 am Thursday. The collection is between 7:00 AM & 7:00 PM. Bin goes in front of the property, between the electrical box & the tree. Empty all trash at checkout. • Place all dirty dishes in the kitchen sink and all used towels in the closet basket before check-out. Do not strip bed linens, unless asked or compelled to do so, otherwise, we will take care of it for you. • Return the charcoal grill, pillows, grill accessories, and space heater to the storage cabinet after each use. Empty extinguished grill contents into a bag & in the outside bin after every use/ prior to check-out. • Additional fees associated with violation of the house, occupancy, parking rules, loss, stolen, or damage to any item or property caused by you or your guest. • Garage is not for guest use/ restricted access/ emergency exit only. • Turn off all lights, fans, TVs, and sound bars prior to check-out. If it was off when you arrived, turn it off when you leave. • THERMOSTAT o Heat: reduce thermostat to 68 deg upon check out. o A/C: increase thermostat to 78 deg upon check out. • Close/ lock all windows and sliding glass doors prior to check-out. Leave the keys, do not lock the doorknob, exit the home, and press the Kwikset button to lock and activate the security system. For your safety, do not disengage the child-protective window locks as there are no screens on any window or door. The Property will be ready for the Guest’s occupancy at 4:00 pm on the Arrival Date and the Property must be vacated before 11:00 am on the Departure Date unless otherwise agreed by the Owner or host. If the Guest or any member of the Booking Party remains on the Property beyond the Departure Date, the Guest will be responsible to pay the rental rate of $500/ night for the period of time between the Departure Date and the actual date Guest and all members of the Booking Party vacate the Property. The Property requires a three ******** night minimum stay, maximum of 28 nights. OCCUPANCY The maximum number of persons permitted in the Property at any given time, including visitors, is eight ******** per permit requirements. A charge of $300.00 per person per night will be assessed for each person who stays overnight in the Property in addition to the Booking Party. Guest will be charged without notice for additional persons (over max 8 guests) staying in the Property. At this time you forfeit any refunds and security deposits due.
