Very attractive T4 duplex apartment on the 2nd and top floor (with elevator) of a charming residence.
1st level: entrance, 1st separate toilet, master suite, bright living room and open-plan fitted kitchen.
2nd level: office area, 2nd separate toilet, 2 bedrooms and 2nd shower room.
The recent residence housing the duplex is located in a quiet Natura 2000 area of Biarritz, 100 m from Lac Mouriscot and 20 minutes (on foot, through the forest surrounding the lake) from the Cité de l'Océan and Ilbarritz beach.
A fitness trail runs around the lake.
=> EVERYTHING ON FOOT!
The residence is also close to numerous shops (newsagent, chemist, baker, post office, restaurant, mini-market, petrol station, etc.), as well as the station, freeway and airport (with no noise pollution).
The lake, ocean and local shops are all within walking distance.
The Grand Frais and Leclerc supermarkets are a 5-minute drive away.

The Côté Nature residence is a quiet condominium with 9 comfortable apartments.
Residents expect certain rules to be respected.
- No outside noise after 11.30pm.
Everyone, inside their own home, can continue the evening with respect for the neighborhood.
If you wish to continue your evening outside, in a discotheque or bar, ....., please respect the neighbors on the stairs, elevator and at the entrance to the residence when leaving and returning.
- Selective sorting is systematically practiced: a garbage can with 2 types of containers (organic waste and recyclable waste) is available at the entrance to the Residence.
Your host will provide you with "special" waste separation bags.
For glass, a special container is located not far from the Residence and will be indicated to you by your host on arrival.
A "Housekeeping" ******** of 100 Euros is required on arrival and is refundable on departure, following the outgoing inventory of fixtures, if the apartment is left in an excellent state of cleanliness.
