The home is within walking distance of gay bars, novelty stores, and restaurants. Additionally, it is approximately 2.5 miles to gay "Arenas Street", and 1.5 miles to the uptown shops.
THE SETTING
The house sits below the soaring Mt. San Jacinto (10,834 feet). known for its incredible sky-liner views, rugged terrain and unique architecture. Homes are built in and around huge boulders with natural desert landscaping. There are many architecturally significant and celebrity homes in the area including the Kaufman House and Graceland West (Elvis Presley). Few neighborhoods in Palm Springs can boast as strong a connection to the natural desert environment as Little Tuscany / Chino Canyon which at every turn takes in views of the open desert yet close to the action in Palm Springs.
GEOLOGY
The granite core of Mt. San Jacinto pushed up through layers of metamorphic rock in recent history — geologically speaking — and still rises. If you ride the Aerial Tramway near the house, you’ll have an up-close view of the fractures, strata and uplift, gleaming palisades, and ribbon-like fissures — the full geological pageant.
Chino Canyon is the most-visited, least-known canyon in the Santa Rosa & San Jacinto Mountains National Monument.
It is so worth knowing that the house sits atop on a massive jumble of crushed boulders and sand washed down from the mountain over the eons. It’s called an alluvial fan, cone or a bajada. Landscape artist Terry Masters once deemed it “the greatest alluvial fan on the planet.”

**Renter must be at least 25 years of age per city ordinance.
**No smoking indoors.
** Close umbrellas after each use and during winds.
**Do not park in circular driveway in front of house.
**No glass in pool area. Plenty of plastic is provided.
**If you want to have a party or guests, please contact the host prior to planning the party as restrictions and fees apply. City Ordinance limits the number of people.
**If anything breaks please notify Owner so it can be repaired or replaced
**The city of Palm Springs does not allow any outdoor amplification of music or music that is amplified indoors and spreads outdoors. This home is located in a quiet neighborhood, so please be respectful of our neighbors.
**Use of the grill, firepit, fireplaces, laundry, kitchen or kitchen refrigerator is not available to guests.
**Please note there is no barrier between the pool and the house, so children will need to be closely monitored.
**Use of the spa must be paid for and instructions provided to Renter by owner before use.
**Do not adjust temperature control on pool heater or dials on pool pumps.
**Kitchen privileges are not allowed. An in room mini-refrigerator can be rented. Please make arrangements with the hosts. Longer term guests can make arrangements with the hosts for use of the kitchen.
**You are using this house, grounds, pool and hot tub at your own risk. Please monitor children at all times. By renting this property Renters are fully responsible for occurrences or accidents that happen to yourself or anyone with you. Act accordingly.
**Do not place wet items on wood furniture or fixtures
**Do not pour toxic liquids on plants (Alcohol, cleaning supplies, suntan lotion, oils, etc.)
**No odors from smoking, incense, candles, etc.
**No burning of candles.
**No flushing of sanitary napkins, disposable diapers, facial tissues, cigarette buts, grease, chemicals, and non-decomposable material into the drains. If the guest is found to violate this there is a forfeiture of your ******** plus $1500 fee.
**The use of personal lubricant, make-up, etc. shall be of a product type that easily cleans up and can be washed out of the sheets and towels. Personal small towels are available in the night stand and additional ones can be requested for lube and make-up. Any stains that cannot be removed will be charged to the guest for full value of the replacement plus $25.

The ******** is refundable by if upon departure the home is in a clean rentable condition, there are no violations of local and other laws, the house rules were abided by, and all taxes and fees have been paid. Guests are expected to wash all dishes used and put them away, take trash to the outside bins, put anything back they used and leave the home the way you found it. The standard cleaning fee takes care of the laundering of all the bed linens, towels, wiping down and dusting of all surfaces, bathroom cleaning, and cleaning floors and windows. If the guest does not pay the taxes, provide a valid ID, sign the contract or sign the rules and regulations, the ******** will be forfeited along with the full payment of the stay.
Unless a prearranged agreement is made, please vacate the property by 11 AM on your last day.
Please do not bring additional guests onto this property unless previously approved.
The owner may withhold all or part of the ******** if any of the house rules are broken. Cause for withholding ******** funds include, but are not limited to, the following:
**Damage to the premises or contents
**Missing items requiring repair or replacement
**Excessive cleaning required

You are using this house, pool and hot tub at your own risk. Please monitor your children at all times. By renting this property you are fully responsible for occurrences or accidents that happen to yourself or anyone with you. Act accordingly.
RENTER recognizes and acknowledges that there are certain risks of physical injury to RENTER and or their guests which may occur on the premises, including but not limited to injuries associated with the use of the land and pool. RENTER agrees to assume the full risk of any such injuries, damages or loss, regardless of severity, which RENTER, RENTER’s child/ward, and/or RENTER’s guest, may sustain as a result of participating in any activities connected or associated with any such use of the facility. RENTER waives and relinquishes all claims RENTER or RENTER’s child/ward or guest may have against The Perch, agents, servants and employees as a result of personal injury suffered while on The Perch’s premises. RENTER hereby fully releases and discharges Dennis Woods and Robert Rotman from any and all claims from injuries, damage or loss which RENTER or RENTER’s child/ward or guest may have or which may accrue to RENTER, Renter’s child/ward or guest on account of RENTER’s utilization or the utilization of RENTER’s child/ward or guest in any of the The Perch’s facilities. RENTER further agree to indemnify and hold harmless and defend the The Perch and its owners from any and all claims resulting from injuries, damages and losses sustained by RENTER or by RENTER’s child/ward or guest, and arising out, connected with, or in any way associated with The Perch and its facilities.
