I haven’t hosted for a couple of years and fresh reviews are still yet to come. However, one of the things previous guests have loved most about staying here is the private ensuite bathroom inside the bedroom — something surprisingly rare in Edinburgh, especially in centrally located flats.
My spacious and quiet ensuite double bedroom is located in the heart of vibrant Leith, only 2 minutes from the Balfour Street tram stop, 15 minutes from the Shore area, and a short ride from Edinburgh’s city centre and LGBTQ+ nightlife.
The room includes:
• Private ensuite bathroom
• Fresh towels and toiletries
• Super reliable high-speed Wi-Fi
• Comfortable double bed
• Workspace with a 27' 4K monitor and desk lamp
• Calm and cosy atmosphere after a day (or night!) exploring the city
Whether you’re visiting for Pride, a weekend escape, festivals, nightlife, or simply to experience Edinburgh like a local, I aim to offer a welcoming, comfortable and inclusive place to stay.
Edinburgh’s Pink Triangle — home to the city’s gay bars and clubs — is easily reached by foot, tram, or bus. If fitness is your thing, Nuffield Health at the Omni Centre is nearby too and offers day passes.
Leith is one of Edinburgh’s coolest and most creative neighbourhoods, packed with independent cafés, bakeries, brunch spots, restaurants and bars. Supermarkets and coffee shops are just around the corner from the flat.
Guests also have access to:
• Kitchen area for tea/coffee and light food prep
• Microwave, kettle, cafetiere and toaster
• Breakfast table and dining ware
• Dedicated fridge space for food and drinks
And of course, a nice chat with yours truly if you feel sociable 😊
The apartment is located on the third floor of a Edinburgh tenement building and access is via stairs only, so please bear this in mind if you have mobility limitations.
Getting around is easy:
The tram stop is only 2 minutes away with direct links to the airport, Waverley Station and Edinburgh’s West End. Princes Street is around 30 minutes on foot, while the Shore is a lovely 15-minute walk with plenty of great coffee and food spots along the way.
Please note that for privacy & safety reasons external guests are not allowed. Smoking is not permitted. Vaping is not a problem :-).

Basking on the Firth of Forth shores, Leith has been the port of Edinburgh for centuries, so much so that the original harbour goes all the way back to the 14th century. The wondrous fusion of contemporary and old architecture adds to the eclectic appeal, while the multiple restaurants and bars are up there with the best in the country, The Kitchin and Restaurant Martin Wishart included. After all gastronomic and boozy desires are fulfilled, the fun can be continued by investigating the wealth of independent and renowned shops, as well as must-see attractions like HMY Britannia. House Rules:
If you want to have a nice stay you must follow the following reasonable rules:
• Please respect and maintain the flat as if was yours.
• Extra guests not included in the booking are NOT ALLOWED. No parties of any kind. No drugs allowed either.
• Please report anything that is not up to standards, from light bulbs to missing toilet paper and we will take care of it.
• The use of any tanning or cosmetic products that will stain towels and bedlinen permanently is forbidden. Any stains resulting from these type of products will be charged from the ********.
• Smoking is not permitted inside the flat, hallway or by the windows. Full ******** will be charged in the event the flat has smell of cigarettes upon departure.
• Windows must be closed before leaving the flat to avoid any water damage.
• Please be careful with liquids (particularly red wine or other dark liquids that stain easily). Also ensure you use the chopping boards provided to avoid any damages to the kitchen worktop.
• When using the kitchen please dry worktop after washing up dishes to prevent water damage to the wooden surface.
• Everything broken, stained or damaged must be reported, replaced or fixed before leaving (or agree to pay the costs).
• The replacement cost of lost / broken keys is £35. If you have been locked out from the flat an additional fee of £35 will also apply to allow for someone to come and assist you.
• Noise should be at a reasonable volume, respectful of neighbours, particularly after 10pm.
