You'll be staying in one of Florence's last truly residential areas: authentic and untouched by mass tourism.

The historic center and main train station are easily reached by streetcar (6 stops). Le Cascine park is nearby, ideal for walks or workouts. Local cafés, markets, and restaurants surround you, real Florence.

1. CHECK-IN & EARLY ARRIVAL To preserve the relaxed atmosphere and privacy of the house, standard check-in is from 3:00pm onwards. Early check-in may be available depending on the day and current occupancy: - from 12:00pm - €20 - from 10:00am - €40 For extra flexibility, check-in remains available until 11:00pm. Please note that luggage drop-off before check-in is not available. To preserve the relaxed atmosphere, cleaning service and privacy of the house, standard check-in is from 3:00pm to 11pm. 2. CHECK-OUT & LATE DEPARTURE Standard check-out is by 11:00am to allow enough time to properly prepare the house and rooms for incoming guests. Late check-out may be available depending on occupancy: - until 1:00pm - €20 - until 3:00pm - €40 Please note that luggage storage after check-out is not available. 3. Smoking is permitted on balconies. 4. Nudity is allowed inside the apartment only, It is not permitted on balconies. 5. Check-in is in person. A valid ID or passport is required at arrival, as mandated by Italian law. At check-in, a €7 per person, per night city tax is due, as required by the Municipality of Florence. This tax is not included in the booking price and is collected by the host on behalf of the city. 6. Heating and air conditioning are used in accordance with Italian regulations and centrally managed to maintain a consistent temperature throughout the apartment. 7. The apartment is on the first floor (no elevator). 8. Kitchen access follows the natural rhythm of the home and is available during breakfast, lunch, and dinner hours: 8:00-10:00 / 12:00-14:00 / 18:00-22:00. 9. This is a lived-in, adult home. Guests are expected to respect shared spaces, privacy, and the atmosphere of the house.

I spend a wonderful stay in Francesco's place. The room is perfect and the location too : not far from the center but in a quiet place. Francesco is a wonderful guest, welcoming and helpful. He is above all a very nice person. It was a pleasure to share a glass of wine. I recommend and I hope we meet again.

Great place; slept like a baby. Good location - only a short tram to the central station; Francesco was super friendly, laid back and simple. A fun place to stay. Highly recommend for future travelers.

Francesco was an amazing host for my stay in Florence. He did everything possible to ensure my final week in Italy was stress free and enjoyable. His home is about a 15 minute trip from the center of Florence, but the neighborhood surrounding his home is worth walking around as well. I had the pleasure of being photographed by him which was a highlight of my stay abroad. I highly recommend others to do the same.

What a lovely stay, I can recommend to everyone. The check-in was very flexible and communication was also perfect. I knew exactly where to go. And the excess to the city centre is so easy and close-by. Francesco is a lovely person, and makes you feel very comfortable like you are coming home

The location was good. Not too far from train or bus station. It was convenient to get into the central part of Florence. Francesco was a gracious host and made me feel welcomed.

Perfect location at just 10 minutes walking to the tram. The host is smart and welcoming and gives great tips on local top bakeries, restaurants things to see. Quiet and easy to park. Thanks

Francesco was a wonderful host! He made his home feel welcoming and calming to me. He allows for great experiences and relaxing conversations. My room was clean, roomy and comfortable. The location is outside the main city areas but is easily accessible through nearby public transport and the short journey is a great way to see more of the city. I would love to have been able to stay longer, and I would definitely stay there again.

Great stay with Francesco. He is a very nice guy and good host. The apartment is pleasant in a quiet area at a short ride by tramway to the main sights. My room was large and the bed comfy. I would certainly stay again
