Shared use of living room, balcony, bathtub with shower, washing machine and kitchen. Fresh towels are provided. Breakfast is included.
There is good parking just around the corner with car in parking zone zone for 4 hours free parking.
As well as various restaurants (Vietnamese, Italian, Greek), bakery, supermarkets, pharmacy in the immediate vicinity within easy walking distance.
Just around the corner is a gas station with a small beverage market and snacks.

During the Oktoberfest (Wiesn) the room costs per night: 130 € (single occupancy)
Public transportation:
Subway, streetcar and buses is nearby:
Bus 52 around the corner from me goes directly to the city center Sendlinger Tor / Marienplatz
U1 - Candidplatz stop: this line connects to the main station (connecting lines U2, U4 & U5 and S-Bahn (regional trains and airport line) and long-distance trains) and Sendlinger Tor (connecting lines U3 & U6)

The river Isar is a 200 meter walk away. From there the Flaucher, a well known natural spot, is not far anymore. At the Flaucher you will also find a little Gay Beach with a nudist area.
From my flat towards the Isar there is a table tennis area. Table tennis equipment is available. A little further away you will find a small fitness park.
Easily reachable are the following touristical spots:
Hellabrunn Zoo with beergardens in the surroundings, the Schyrenbad outdoor pool,
Deutsches Museum, city center / Marienplatz, Theresienwiese (Oktoberfest , Tollwood) , Bavaria Filmstadt / Geiselgasteig.
The gay area (Glockenbachviertel) is equally easily reachable.
