You can have a cozy private room -- only 12 minutes away from Munich Central Train Station in Säbenerstrasse (Bayern München HQ) which is an exceptionally quiet area.
The street is traditional Munich, with a lot of green spaces, safe and even has a semi-private garden alley way.
Kindly note that parking (if you need one for your car) is public in Munich and cannot be reserved in advance. There are also dedicated streets for tourists (can be ********d for additional details) as some areas are reserved for locals who pay monthly public parking rates.
I lived in Berlin ********) and now in Munich (since Jan 2020) so I can provide tips/advice if you travel to other German cities or Bavaria region.
I’ve also traveled a lot around the world (75+ countries so far), was an Expat/lived in Toronto ********) and Cincinnati ********), and can share some tips on my previous travels if you are interested.

The street is mainly a residential area although very close to Mitte (15 minutes away), Marienplatz (18 minutes away) and only a minute away from the train station (U1, Wettersteinplatz). If you also a football fan, the Bayern Munchen HQ is on my street and just a few minutes walk from my apartment.

I’m very flexible and I live in a big apartment in Munich. The living room (with all my travel artifacts and big 70 inch screen TV) is shared. The kitchen can also be used. The bathroom is also very clean and you can also use the bathtub if you like to relax your body after a long day of walking. Just let me know if you like to have some conversations/chats or would like to have a quiet/private stay - so I can prepare and host you properly.
