A bright, spacious and comfortable book lined house in a great location. Turn left and it’s just a minute’s walk to the beach or right to the excellent independent shops and restaurants. The heart of the city and Kemptown and its lively night life are only a 15 / 20 minute walk along the sea front or a 5 minute bus or taxi ride away.

Built as a boathouse and service building c.1860, Ian & Matt have lovingly converted their mews style house into a warm, relaxed and stylish home which is a haven of retreat and calm.

The guest space looks out over traditional seaside buildings, cream and white architecture with iconic wrought iron stairs. It’s a peaceful, light filled, double room at the rear of the house with its own luxury en-suite shower and steam room.

A light, bright and airy bedroom Velux sun shade and blackout blind in ceiling California white shutters at the windows Egyptian cotton sheets from The White Company Broadband / WIFI 28” TV with Freeview and DVD player Molton Brown bathroom products San Pellegrino sparkling water

With your own keys you have 24hr access.

We don't provide breakfast as you are in a location and city with many excellent independently owned cafes and restaurants; for example, just around the corner from the house you have Salvage Café (every day) and Market (Saturday and Sunday for breakfast). Two very different establishments both worth a visit. Of course, you are most welcome to help your self to as much tea or coffee from our large selection in the kitchen - great coffee from the Algerian Coffee Store & Bar Italia.

The house is on a small road to the side of Palmeira Square, leading down from Western Road (which leads directly in to the city centre) to the seafront. Take a stroll along the seafront and only 8 / 10 minutes away (towards the centre) you will be at Regency Square with an old favorite of Brighton: The Regency, a terrific fish restaurant open early for breakfasts and all the way through until late for dinner. Opposite is the new i360 observation tower, this is the worlds first vertical cable car and at 531ft the tallest moving observation tower. On the lower level, housed in the famous seafront Kings Road Arches, on the beach you will find another fantastic restaurant: Riddle & Finns. You can enjoy your meal on the alfresco terrace or with views of the beach from the dining room. Along this entire walk from just prior to the i360 to the Brighton (Palace) Pier you will find the ghost like remains of the old West Pier, artists studios, galleries, artisan shops and cafes... not to forget the basketball and beach volley ball courts!

Host recommendations

Kick your shoes off when you come in, then just kick back and relax! Remember you are away from home, so no washing up, just load the dishwasher and head on out.... Our neighbours are very friendly but we ask that upon your return to the house, you keep noise to a respectful level after any post show city life enjoyment! Unfortunately, if lost, Banham Security keys and fobs will cost you around £45 to replace... Sorry but no smoking (inside) or pets...

Lots of charm and rich decoration with posters, photos, and cultural books. Very friendly welcome from Ian. We easily completed our daily 10,000 steps while visiting Brighton

Ian and Matt's place is awesome. Everything is spotless and your hosts are super helpful. All details are carefully attended to and we can't wait to stay again on our next trip to Brighton. Thank you for the fabulous accommodation! We'd have stayed a week if we had had more the time!

A fantastic place to stay. The room is spacious and private with an amazing en suite. Ian and Matt have thought of everything making the whole stay a real pleasure, my only regret is I couldn't stay longer. I would recommend to anyone wanting a quiet relaxing home away from home in Brighton

We had a very warm welcome at the boathouse, and we're sorry we did not have more time to chat with our hosts. The room was impeccable and beautifully decorated. The bed felt smaller than we're used to at home, but this seems to be common in the UK? Anyway, it made us book king size beds for all our next stops in the UK ;-)

Great to meet you both. I hope we meet again! Yes, the bed is what is described in the UK as a standard double. Hope you had a great trip onwards.
