No smoking, no drugs. Please keep the bathroom and kitchen clean for others. Additional guests other than those in the reservation need approval from Brian. Thank You. The property is a duplex, meaning there are 2 residences within one building. The other residence is the owner. All guest will honor a no smoking, no drugs policy during your stay. Please follow these simple guidelines: •No smoking is allowed in the house, nor on or around the property. Guest are asked to smoke on Pico Blvd •Communicate bathroom usage •1 towel per guest per stay •Keep all towels off of the floor, please let your towel air dry open or put it in the dryer. This will prevent mildew. •1 set of bedding per room per guest(s) stay •Clean all dishes after each meal is prepared •Clean and remove all hair from all sink in the bathroom drains, including the shower. Clean all toothpaste from the sink •Remove all trash to the garbage out the back door • Return Parking Pass before you depart to prevent a $100 fee being charged •Inform host 6 hours in advance of all guest visits •Read all parking signs, each guest is responsible for their own parking tickets

Everything about my stay was nothing short of great. Brian had amazing communication, the place is super clean, super close to everything LA has to offer. I would recommend to anyone and will for sure be back! Look not further gents-

Professional and very nice place. I enjoyed my days on LA and the location of the house was perfect for my schedule. Better if you are driving to stay in this house as public transport is not around the corner, but Uber/Lyft is another good option. Space wise is big enough for two people, all is clean and I'm pretty sure fits most of the needs of a regular hotel. In general great experience (my first one) on Mr B&B and LA. Thanks to Brian, he is a friendly host.

Staying at Brain's home was amazing. everything was perfect. home is clean and in a nice area, parking was easy was the visitor pass brain gave to me. room is specious and as the pictures. Brain as a person is a wonderful person, enjoyed our conversations and he is very helpful. definitely i will stay there again at my next visit.

Great clean space, quiet area, accommodating host AND he gave me a temporary parking pass so I didn't have to fret about parking on his street. AWESOME!

Pretty organized. Easy to park. Brian can give you a visitors card. Very clean room and house. Towels, hot water. Really enjoying my staying.
