Summary of Rules and Regulations
A. General
1. Condominiums Rivera Molino is a private residential building that is home to many of its residents and is not to be regarded as a resort or hotel. Please don’t ask the staff to perform hotel type services.
2. These rules incorporate the regulations as detailed in the bylaws of Rivera Molino. This document is not all-inclusive. For additional information, please contact your rental agency or the owner.
3. Noise within the unit and all common areas must be kept to a minimum level, especially between the hours of 9:00 PM and 8:00 AM. Please be aware that loud conversation and slamming gates/doors carries along corridors and between floors.
4. Moral behavior and respect for others is expected at all times.
5. Rivera Molino is not responsible for damage or loss of personal property.
6. The number of non-owner occupants residing in a unit is limited to 4 people in a one-bedroom condo, 6 people in a two-bedroom unit, and 8 people in a three-bedroom unit. Overnight guests beyond those listed on the rental agreement are not permitted.
7. Non-owner occupants must register with Security upon their arrival by providing full names of all occupants. Visitors are allowed until midnight with proper ID and must be cleared beforehand. Security personnel can deny access if this or other requirements are not satisfied. 8. Please use the appropriate recycling bins in the garbage rooms, located beside the elevator. The categories are: plastic, metal, glass and garbage.
B. Pool (Please see the Board by the Pool for complete regulations regarding pool use.)
1. Towels, clothing and other articles hanging on balcony railings is prohibited.
2. Nothing breakable that could de a danger is allowed in the pool area.
3. Saving chairs or tables for others not present in the pool area is not permitted.
4. Diving and other unsafe behavior is prohibited.
C. Parking
1. If a guest renter has received permission to park a vehicle in the garage, the vehicle must be parked in the designated space of occupied condo unit and kept in operable condition.
2. Security personnel must be informed of the make/model, color, and license number of all vehicles parked in the garage.
3. Non-owners may not allow others to use their designated space. Unauthorized vehicle may be towed at the expense of the owner/renter.
D. Pets
1. Pets are not allowed in the condo.
E. Smoking areas
Smoking is only permited in the balcony of the condo and other designated areas in the building. It's strictly forbiden to smoke inside the condo, if this rule is broken, penalties may apply because its considered as damage in the property.
F. Enforcement and Penalties
1. Non-compliance with the above and the Bylaws will be dealt with in the manner provided in the Bylaws and may result in financial penalties levied against the owner. Any damages to common areas or furniture by an owner’s guest will be repaired or replaced at the owner’s expense.
