Beautiful cottage on floors, a stone's throw from Rome and the sea

Very convenient solution, with spacious areas and in a strategic location. The welcome was great and even though I could only stay for a short time, I had a wonderful experience! Thank you guys for everything.

My only regret was not staying longer! I felt very lucky to find Giorgio and Simone. I made the correct choice of not going to the city center; but to spend time in their lovely home and the surrounding community. There was always something new to find within the home, just like the hosts themselves. I felt very welcomed, like I can ask them anything or even just say anything I want to share. My stay, although short was...perfect. I lived like a king!

What a wonderful stay, far too short! We stayed at Giorgio and Simone's B&B for just one night, which was honestly much too short. The room was fantastic: beautifully appointed, fully equipped with everything you could need, and perfectly located within easy reach of the beach, the city, and the airport. The surroundings are peaceful and quiet, and the free parking is a big plus. But all of that almost fades into the background, because the real highlight is Giorgio and Simone themselves. They are incredibly warm, welcoming, and genuinely kind hosts. Getting to know them was an absolute joy! Their smiles, friendliness, and outstanding service made our stay truly special. This is definitely a place we would love to return to. With love from Monte Amiata and hopefully see you again very soon!

Beautiful accommodation, well-maintained and welcoming. Very comfortable bed. We stayed 1 night with Giorgio and Simone: they were extremely helpful and communication was always simple and clear. They explained everything to us, gave great advice, we had dinner and breakfast together, with pleasant conversations. The accommodation is perfect both for tranquility and for traveling to Rome city or to the sea. We felt at home. Who knows, maybe we'll return soon. Highly recommended!

What can I say, a beautiful house both outside and inside, I stayed 3 nights at Giorgio and Simone's for a little getaway, they are very helpful, communication both via chat and once I arrived was very easy, they explained everything about how the house works; it's an excellent accommodation both for those who want to stay on their own and for those looking for some company, Simone and Giorgio are amazing, wonderful guys, very kind, really nice, very polite, friendly, they advised me on places to visit, things to do, how to get around, places to eat, they made me feel more than at home, on the second day I had lunch with them and Simone prepared an excellent risotto with pumpkin, gorgonzola and speck, fabulous!!!! It was a beautiful weekend, I hope to be able to return soon to stay with them, I highly recommend it! Thank you for everything, a big warm hug 🥰

My stay with Simone and Giorgio was excellent! I needed a comfortable, quiet, relaxing place to sleep for an overnight layover in Rome, and their location was absolutely excellent. They were very proactive in their communication, extremely helpful, and kind. They made me feel at home! Their place was immaculate and comfortable. I would definitely recommend it for anyone in Rome!
