I'll sleep on the sofa bed in the living room, and we'll share the bathroom, kitchen and living room (sheets and towels provided + beach towel and parasol).
My 47 m2 apartment is on the third floor with elevator.
Nice center train station is a 15-minute walk away, and the tramway is 5 minutes from the apartment.
